Daylight and Sunlight Assessments

Daylight and Sunlight Assessment Reports are more commonly being required for planning applications in areas where developments are situated close to windows and open spaces. We carry out Sunlight & Daylight Assessments in full accordance with ‘BRE 209 – Site Layout Planning for daylight and sunlight’.

We are able to give advice and assistance at every stage of the development process, from design advice, to calculation of the Average Daylight Factors and positions of the No-Sky Line, to recommending changes to the design.

Where a development may cause loss of amenity to nearby property through loss of daylight or sunlight to habitable windows or cause overshadowing of adjacent land then an assessment will be required.

If the scheme involves the construction of buildings higher than single storey and within 2 metres of the common boundary with any neighbouring residential property an assessment may be required depending on the requirements of your Local Authority.

The extent and complexity of the assessment will need to be proportionate to the potential impact. Consider the proposed height of the proposed building, its design and orientation of the existing and proposed buildings and changes in ground levels.
